CG 20 37 — Additional Insured - Completed Operations

Extends additional insured coverage to the General Contractor and Property Owner after the project has been completed and put to its intended use.

⚠️ The Underwriting Trap

Over 68% of construction defect lawsuits are filed 1 to 8 years post-substantial completion. Without CG 20 37, the GC is left entirely exposed to plaintiff claims.

✅ General Contractor Remedy

Demand proof of CG 20 37 with continuous coverage maintenance for the duration of the state's Statute of Repose (typically 6-10 years).

Standard ISO Policy Wording

Section II - Who Is An Insured is amended to include as an additional insured... but only with respect to liability for 'bodily injury' or 'property damage' caused, in whole or in part, by 'your work' and included in the 'products-completed operations hazard'.
